Booking terms.

Cancelation Policy

A full refund is available to cancellations made 5 days prior to check-in. Cancelations made less than 5 days prior to checkout will forfeit 100% of the total booking value.

Payment Terms

100% of the cost is charged at booking. Your booking is not confirmed until payment is received.

Third Part Booking

If you have booked via Airbnb, Booking.com or Stayz, their Terms and Conditions apply to your stay.

Number of occupants

All accommodation must be used for private/residential use only and to accommodate the number of guests stated on the booking confirmation, including infants and children. No events or parties may be conducted at the property.

Exceeding the stated number of guests (including infants and children) will result in a termination of the booking and immediate eviction without refund.

Visitors

Without prior permission, there are no visitors permitted on the property. If you wish to have a visitor/s to the property during your stay, simply send a message and request permission. You are responsible for the behaviour and actions of the visitors whilst on the premises.

Cleaning

All accommodation bookings are accepted on the basis that all occupants treat the property with the same respect as their own home in accordance with these Terms and Conditions. A professional clean will be carried out on check out and the cost is additional to your total booking amount. Mid-stay cleans and/or a change of linen are available upon request for additional fees. If the property is found to be left in an unreasonable state at check out, there may be excess cleaning charges applied. This will be determined on a case by case basis and a member of our team will contact you to advise of excess cleaning.

Please leave the property in a neat and tidy state.

Noise

Please be respectful of our neighbours at all times and keep noise to a minimum so that everyone can enjoy the peace. If complaints are received and you are found not to have been disrespectful of neighbours you will be required to vacate the premises with no further notice or refund.

Pets

We do not accommodate pets on any of the properties.

Damage

While in occupation, you are responsible for any breakages and damage caused to the property, its furniture fittings, or any consequent loss suffered by the Property Owner/Agent. Any such breakages, damage or loss must be reported immediately and paid for prior to departure. Failure to comply with this condition will result in a debit of any such costs and expenses to your credit card or security deposit without further notice.

Smoking

There is no smoking inside the property or on the outside deck. If there is evidence of such including a smoke odour you will be charged a fee of $500 to cover the cleaning of curtains, rugs and air-conditioning sterilisation.

Right to refuse or revoke booking

The Agent and the Owner reserve the right to revoke or refuse to honour any property accommodation booking which may in the opinion of either party (and at their sole discretion) be unsuitable for the Property concerned.
